Viewing a Home – How to Present Your Property


Personally, I find house viewings to be one of the most enjoyable activities. What should you do and avoid to present your property well to potential renters or buyers? We've outlined some key points for you.


  1. Make sure no one is at home during the viewing. Try to arrange for children and pets to be elsewhere, so the house stays tidy and the viewers can properly assess the space.
  2. It may go without saying, but ensure the house is clean and clutter-free. Messiness often detracts from the property’s strong points.
  3. If you are home during the viewing, make sure to offer a warm welcome. Many people are sensitive to the atmosphere, and a positive vibe can certainly influence their decision to rent or buy.
  4. Always start with a brief pitch, including the year the house was built, mentioning the key details, and explaining why you’ve enjoyed living there.
  5. Give the viewers space. While it’s nice to tell them about the property, they may also want some time alone to discuss or share their first impressions.
  6. Honesty is the best policy. When selling, you are even legally required to disclose certain issues. If there are any faults with the property, you must share them. Never make guarantees, and consult with your realtor if you’re unsure whether to disclose something.
  7. Make visitors feel at home! Place a bouquet of flowers on the table, ensure a pleasant, fresh scent, and make it possible for them to brew and enjoy a cup of coffee.
  8. Avoid talking about money during the viewing. That’s something to discuss later.
  9. Stay calm during the viewing. Sometimes, it’s hard to tell whether it’s a match or not. If it doesn’t work out, don’t be discouraged. Every property has the right person waiting for it.
