As we approach the end of the year, new rules are being introduced for the following year. We would like to share a few updates with you.
Energy Label
Since 2015, having an Energy Label has been mandatory for homeowners. Currently, it is possible to easily convert a provisional label into a definitive label using your DigiD on the government website. However, as of January 1, 2021, it will no longer be possible to finalize this process online. The label must be issued by a certified advisor. The cost for this typically ranges between €100 and €200, excluding VAT, depending on the size of the property. It is definitely worth taking a look at this in the coming weeks.
Lead Pipes
As you may already know, the Municipality of The Hague recently sent a letter to all homes built before 1960 regarding the potential presence of lead drinking water pipes. Since the letter informs residents about health risks, we expect many tenants to check whether lead drinking water pipes are present in their homes. The website https://www.denhaag.nl/lodenleidingen explains how to check if lead pipes are present. In addition to checking the pipes yourself, the website points out that if no lead pipes are observed or if there is doubt, it is also possible to have the presence of invisible pipes in floors and walls tested by checking if there is lead in the tap water.
It is mentioned that the test must be paid for, but if you are renting, you can ask your landlord to have the water tested.
Furthermore, the Municipality of The Hague points out that if you are renting from a private landlord and you are unable to resolve the issue of replacing the lead pipes, you can seek assistance from the Rental Team. Just to clarify: the responsibility for checking lead pipes and taking action in existing buildings lies with the owners of the properties and buildings.
